- Leaking from the door, the detergent drawer or underneath
- Dryer runs but produces no heat
- Dryer takes two or three cycles to finish a load
- Burning smell, which we treat as urgent
- Banging, grinding or a drum that will not turn

- Door locks that will not release with clothes inside
- Machines that will not start or lose power mid cycle
Repairs built for a Brookline home
Brookline laundry is a different job from laundry in a single family suburb, and three things make it different.
The closet is the machine room. Most Brookline apartments and condos put a stacked pair or a compact side by side into a closet that was framed around them. There is no room to pull the stack forward, so the repair has to be done from the front. Knowing which service panel comes off, and in what order, is the difference between a one visit fix and a technician telling you the unit has to come out.
Ventless dryers are everywhere here. In buildings with no exterior vent, condenser and heat pump dryers are the only option, and they behave nothing like a vented dryer. They run longer by design. We get called constantly for a ventless dryer that takes two hours, and often the machine is working exactly as built. When it genuinely is faulty, the cause is usually a blocked condenser, a full water reservoir, a clogged drain line or a dirty secondary filter that nobody knew existed. We will tell you honestly which of the two you have.
Vent runs in converted buildings are long and shared. Where dryers are vented, the duct often travels through a converted pre war building to an outlet a long way away, sometimes shared between units. Lint accumulates in the horizontal sections, airflow drops, and the dryer takes longer every month until the thermal fuse finally blows. The fuse is a cheap part, but replacing it without clearing the run just means doing it again, and a packed vent is a genuine fire risk in an occupied building.
One more Brookline detail. Where older buildings never received 240 volt service, gas dryers are the norm. We repair both, and gas work is handled with the safety checks it requires.
What we see most on Brookline laundry calls
The repeat offenders, roughly in the order we find them:
- Drain pump blocked by a coin, a hairpin or a bra wire. Top of the list in every building with tenants, and a quick fix.
- Door boot torn on a front loader, usually from an underwear wire working into the fold. This is the leak everyone blames on the drain.
- Thermal fuse blown on a vented dryer, which is a symptom of the vent, not the dryer.
- Drain standpipe too short or the hose pushed too far down, causing the washer to siphon and refill forever. Common in older buildings and misdiagnosed as a valve fault.
- Shock absorbers and suspension rods worn on a machine that walks across a closet floor and bangs on spin.

Frequently asked questions
Do you repair stacked washer and dryer units in Brookline condos?
Yes, and it is a large part of what we do here. Stacked and closet installed units are serviced in place from the front, without unstacking, in the great majority of cases. Drain pumps, door boots, lid locks, belts, heating elements and control boards are all reachable that way. We only need the unit moved when the fault is at the rear, and we handle that ourselves rather than asking you to arrange it.
My condo dryer takes two cycles to dry a load. Is it broken?
Maybe not. If it is a ventless condenser or heat pump dryer, which is standard in Brookline buildings with no exterior vent, a long cycle is normal behaviour, not a fault. Those machines dry gently and slowly by design. What does cause a genuine slowdown is a blocked condenser unit, a full water reservoir, a clogged condensate drain or a secondary filter that has never been cleaned. If the dryer is vented instead, a long cycle almost always means a restricted vent run. We check which type you have and measure airflow before quoting any part.
Can you get a machine into a third floor walk up?
Yes. Repairs happen in place, so nothing needs to be carried in the normal case. When a unit does have to come out or go in, we plan the route, protect the stairwell and hallway, and coordinate with the building first. Brookline stairwells are narrow and we would rather measure than guess.
Do you work with condo associations and building management?
Yes. We provide a certificate of insurance to management before the visit, schedule inside building access windows, use the service entrance and elevator where required, and protect common areas. If you manage multiple units, our property manager program consolidates scheduling and invoicing.
Do you repair gas dryers as well as electric?
Both. Gas dryers are common in older Brookline buildings that never received 240 volt service for an electric unit. On gas we handle igniters, flame sensors, gas valve coils and thermostats, with the connection and safety checks the work requires. If you smell gas, shut the supply off and leave the building before calling anyone.
How fast can you reach Coolidge Corner or Brookline Village?
Same day in most cases when you call before noon, Monday to Saturday, with no trip fee anywhere in Brookline. That covers Coolidge Corner, Washington Square, Brookline Village, Chestnut Hill, Longwood, Aspinwall Hill, Corey Hill, Fisher Hill, Beaconsfield and Putterham. The diagnostic is $125 and it is waived when you approve the repair.
What Brookline customers say
"Stacked set in a closet we could not move. He worked on it right where it stood and had the pump out in twenty minutes."
"Told us our condo dryer was fine and the vent was the problem, then cleared it. Honest about what we did not need."
