Read the ice pattern
- Snow on the ceiling or a fuzzy white coil points to a defrost system fault. The coil is icing because it is not being cleared.
- Ice around the door frame, threshold, or a glacier on the floor by the door means warm air infiltration, bad gaskets, propped doors, missing strip curtains, or a failed door heater.
- A frozen puddle near the floor drain is a clogged or frozen condensate drain line.
- Fan blades encased in ice means the coil is solid. This is the dangerous one, see the safety note below.
Warm air infiltration, the most common and most fixable
Every time warm, humid air gets into a freezer, its moisture condenses on the coldest surfaces and freezes. In a busy kitchen that air pours in constantly, and New England summers make it worse, because the humid air coming through the back door of a Boston restaurant in July carries far more moisture than winter air. The usual sources:
- Doors left or propped open, or staff in and out all shift.
- Torn, hardened or compressed door gaskets that no longer seal.
- Misaligned doors, sagging hinges, worn sweeps or broken closers leaving a gap.
- Missing or damaged strip curtains, the clear plastic strips in the doorway that are a frontline defense. A surprising amount of icing traces to curtains that are gone, too short, or not overlapping.
- Night stocking, wet floors and warm product all dump moisture into the box.
Owner fixes you can do now: enforce door discipline, hang or repair the strip curtains at the correct height and overlap, inspect and replace worn gaskets, and adjust door closers, sweeps and hinges so the door seats tightly. Keep gaskets supple by cleaning them and wiping a thin film of petroleum jelly on them periodically.
Defrost system faults, ceiling and coil ice
Walk in freezers run a scheduled defrost, electric element or hot gas, to melt frost off the evaporator coil. When it fails, ice locks the coil and spreads. Common faults are burned out defrost heaters, a failed termination or bimetal sensor, a bad defrost timer or control board, or a fan delay failure that lets the fans start while the coil is still wet, which then blows moisture all over the ceiling, walls and floor. On a hot gas system, suspect the hot gas solenoid or check valves. Diagnosing and replacing these is a refrigeration technician job, usually done in a single visit.
A clogged condensate drain, floor ice near the drain
The water the defrost cycle melts has to drain away. If the drain line clogs or freezes, often because the drain line heater or heat tape failed, that water backs up, flows to the low point, and refreezes, typically as a sheet near the drain or door. Clearing the line and confirming the drain heater works stops it. Also check the drain slope and floor insulation.
Safety: when to shut it down
If the evaporator coil is a solid block of ice and the fans are hitting it, shut off that circuit and call a technician. Fan blades chewing into ice can shatter, sling shards and bend housings, a real injury hazard. Use lockout and tagout before any electrical diagnosis. If interior temperatures are climbing, move sensitive product to backup storage so you do not lose inventory while the unit is down.

What are strip curtains and do they really help?
Strip curtains are the overlapping clear plastic strips hung in a walk in doorway. They block warm, humid air from rushing in every time the door opens, one of the biggest sources of freezer icing. Missing, too short, or non overlapping curtains are a common and easily fixed cause of buildup.
Is ice on the freezer floor a problem?
Yes. Floor ice, especially near the drain, usually means the condensate drain line is clogged or frozen, so defrost melt water backs up and refreezes. It can also come from a failed threshold or drain line heater. Clearing the drain and confirming the heaters work resolves it.
Is it safe to chip ice off the coil or fans?
No. If the coil is iced solid and the fans are contacting the ice, shut off the circuit and call a technician, because fan blades striking ice can shatter and throw debris. Never chip at a coil with sharp tools, and use lockout and tagout before any electrical work.
